Foxcliff Golf Club is a step closer to adding single-story houses designed with seniors in mind to the southeast corner of the golf course.
Foxcliff owner Doug Molin asked members of the Morgan County Plan Commission to recommend rezoning around 21 acres from Residential-1 to Residential-2 Monday night.
The Molins purchased the golf course a couple of years ago because it was suffering from financial problems. The new owners were able to upgrade the course but it continued to face financial challenges.
Molin told commission members the community is hindered by a lack of single-story homes. He said as people age, climbing stairs becomes more difficult, and they want single-story homes.
Molin said at this time, there are very few one-story homes available for seniors.

His proposed development will have around 25 single-story homes. Each standalone brick home will be around 2,000 square feet and have at least a two-vehicle garage.
The homes will cost between $400,000 to $500,000.
Molin said he already has several people who want to move in as soon as the homes are finished.
He said the operation of the golf course would not be affected by the development.
Molin said Mapleturn Utilities will furnish water and sanitary sewer services to the homes. He said the roads would be private and Foxcliff would take care of road maintenance and snow removal.

About two dozen residents of Foxcliff North and Foxcliff South shared support for Molin’s plan. They said he has kept the golf course in operation and they believe he will do a great job on developing the new subdivision.
No one spoke against the development.
After a brief discussion, commission members voted to send the rezoning request to the commissioners with a favorable recommendation.
The commissioners will consider the request at their March 20 meeting.
Other business
Commission members approved a request from John Wellspring and Jeffery and Amanda Robinson to re-plat three lots at 6922 East Old State Road 144 into two lots. The families each own a lot. They were seeking to split the third lot and combine it with the lots they each own.
The property is located in Madison Township.
Commission members approved two requests from Bryan Lee and Ann Elaine Jackson to create a two-lot minor plate and to rezone property at 4810 and 4890 Old State Road 37 South in Washington Township. The Jacksons wanted the zoning changed from Agricultural to Residential-1. The rezoning request will go to the county commissioners for final approval on March 20.
The next scheduled plan commission meeting is April 10 at 6:30 pm at the county administration building.
